EXCLUSIVE BUYERS AGENTS:
A real estate agent may work with any buyer, but unless he/she professes (from the origination of your relationship) to be a buyer's representative, the agent is not working for you. An agent working for you will provide all of the services of a traditional agent, as well as many other very important services at no cost to you!
Negotiation:
We will negotiate the price of the home for you since our job is to get the best price for you, the buyer! A seller's agent is legally bound to obtain the highest price for the seller.Confidentiality:

Our responsibility is to you! A seller's agent is legally bound to share all he learns from you with the seller.Advise and Troubleshoot:
We make sure all facets of your transaction run smoothly and timely and try to intercept problems before they arise. We do the foot work, the phone work and the home work for you. A seller's agent has ethical obligations, but legally he can only do that which will benefit his seller.Access to MLS:
We have complete access to MLS (Multiple Listing Service), which is a database of all available property listed by all other agents.NO
Conflicts of Interest: We NEVER represent sellers or act as aval agents claiming to represent both buyer and sellers. Since an exclusive buyers' agent does not list property, we can remain unbiased about which properties we show you. We will show you all of the homes in your price range. A conflict of interest will never arise. We have no particular interest in any particular property, so the entire market is open to you! A traditional agency also lists property.
